Some properties should not be on the open market. A confidential listing appears on our website as a teaser only: the price, a short description and the parish, under a Confidential card. There is no address, photos or floor plan, it is kept out of search engines and portal feeds, and full details are shared only by time-limited link.
What is a confidential listing?
A confidential listing is prepared to the same professional standard as any other, but the public only sees a teaser. The teaser shows the price, a short description written without the street or house name, and the parish. It is not on our map search, it is not sent to property portals, and we ask search engines not to index it.
Anyone interested asks for the details from the teaser. They tell us briefly about their circumstances and we email them a link to the full listing. We can also send a link ourselves to buyers we already know.
How the links work
- Requested from the teaser: the link arrives by email straight away and works for 60 minutes.
- Sent by our team: for buyers we know, the link works for 7 days.
- Each link stops at its expiry time, and we can revoke it at any point. If the property stops being confidential, every open link stops at once.
- Anyone holding a link can open it until it expires, so it is not tied to one person or one email address. We tell recipients not to forward it.
What buyers see
The full details show the description, photographs and key facts, with the location given as the parish only. There is no street, map, Street View or floor-plan download. We give the exact address when we arrange a viewing.
Why choose confidential marketing?
Full public marketing is still the right choice when maximum exposure is the goal. Confidential marketing suits situations such as:
- High-profile owners or sensitive personal circumstances
- Divorce, separation or family settlements
- Probate and estate sales where discretion with neighbours and beneficiaries matters
- Quiet sales or lets where only serious applicants should see the full listing
- A private first phase before deciding whether to go fully public
How it works
- Your written consent: we record your written agreement to confidential marketing, and the date, before the listing goes live as Confidential.
- Prepare the listing: photography, description and pricing to professional standard.
- Publish the teaser: the website shows the price, a short description and the parish. The title and web address never include the street.
- Share by link: interested buyers request a 60-minute link, and we send 7-day links to buyers we know.
- Viewings and offers: we give the address at viewing and progress interest as for any instruction.
- Reporting: we can show you how many people asked for the details, how many links we sent and how many were opened. These are counts only, with no names.
- Go public if you choose: with your agreement we can move to full website and portal marketing later. Confidential links stop working as soon as the listing changes.
Confidential listings are not vendor preview
Confidential marketing is about how much of your property the public can see.
Separately, many owners want to approve how the listing looks before it goes live. That is our Vendor listing preview service: expiring links for you, the vendor or landlord, to review and approve the draft. The two can be used together, but they solve different problems.
Security and privacy
- Links use long, unguessable codes. We store only a secure fingerprint of each one.
- Every link we issue or revoke is logged, so we can see who sent what and when.
- The details buyers give us are kept for 12 months after their link ends and then deleted, as set out in our privacy policy.
- No system can stop a recipient describing a property to someone else. Confidential marketing reduces casual public discovery. It does not replace judgement about who sees the details.

Confidential marketing works for both sales and lettings. We will tell you honestly when full public marketing is more likely to achieve your goal, and when a confidential approach is justified.
